Hello all....just wondering if anyone could give me any feedback on the 3 bedrooms at Royal Palm Beach? We stayed in a 2 bedroom and was wondering for those of you that know, where are the 3 bedrooms located? and,,,how many bathrooms, what is the space like, etc. Just got an exchange offered through RCI for Jan 7-14. I know the location is good,,because as I have said, I stayed there before. And I have also read that there is a 100.00 deposit required, which will be refunded when leaving. Are there any other charges that anyone is aware of? Thanks so much

My only experience with a 3 bedroom was unit 8101...the end of the resort by the bridge. This is a ground floor unit. It was lovely...with 3 full baths. Nice kitchen and living area. Really nice patio where you could sit and watch the parade of boats. The only other fee I can think of is the $50 timeshare tax.

There is a 3 bedroom unit on the ground floor and two 3 bedroom units on the 6th floor but one of those is privately owned I believe. Not sure if there are more than this. There are 3 bathrooms. Much more space than a 2 bedroom and a larger balcony, at least on the 6th floor unit. The ground floor unit is at the end of the building on the drawbridge side.
Timeshare tax is $50 per week and no other charges that I am aware of.

I rented directly through the owner. If doing that, there is NO time share tax. Edit to add: he is a whole owner..meaning he owns the whole year

As you then stated, it was a wholly owned unit.

Hello all,,,I am sorta familiar with the bottom 3 bedroom unit near the drawbridge, as friends of ours stayed there, so was just curious is that was the only 3 bedroom. I am leaning towards taking the exchange, cause for 650.00 canadian for the entire week for a 3 bedroom,,,it would have to be really bad NOT to stay there. We love this location on island, not real fussed on the pool area, as it is small, and the beach is not the greatest,,,but who stays in one spot while in SXM??!! There are so many great beaches and places to go. lol.....thanks for your input on 3 bedrooms on 6th floor, I will see if RCI can tell me which floor it would be on......thanks again....any other pointers or info would be lovely.....I appreciate it. <img src="http://www.traveltalkonline.com/forums/images/graemlins/Thumbsup.gif" alt="" />

I'm not sure about this,but I think there is another 3 bed ground floor unit on the opposite end from bridge.

650 Canadian for a week in January for 3 bedrooms?? I'm not sure why you would even ask, before jumping on that!!!
Royal Palm is a GREAT place to stay--walking distance to more restaurants and bars than most anywhere else on the island! The 3 bedroom on the 6th floor that I have stayed in is the one JD normally has for Heineken Regatta. Great views, 3 full bathrooms, large balcony, great place! The one on the 1st floor wouldn't be quite as good, to me, but it would be a great place to watch yachts come and go, heading toward the bridge. Not sure about the $100, guess perhaps that is a security deposit, which must mean it's a wholly owned unit. I don't know whether the one on the 1st floor is a wholly owned unit or not. Regardless, go for it!!!!!

ANY unit at Royal Palm for $650 CAD in January is a steal! I am not crazy about ground floor units but for that price, I would take it and not look back.
I have seen the ground floor unit pop up on other rental sights so perhaps it is a wholly owned unit. I found a map of Royal Palm but can not tell from it about any other 3 bedroom units.

I did an exchange thru RCI....we own what is called a vacation membership at a resort in Collingwood Ontario. It is a membership that we pay our maintenance fees, every other year. So,,if we don't go to the condo in Collingwood,,we deposit into RCI....and then we can get exchanges into various places .....SXM is our favourite and we are always waiting for an exchange that suits us. We have stayed at La Vista beach,,Sapphire, the old C.., etc. We have also stayed at Royal Palm once, in a two bedroom which was nice, but that was not on an exchange, we just rented and stayed there. I am probably going to book the 3 bedroom...I agree on 6th floor would be nicer, but like Carol said,,,3 bedroom for that amount of money, is a no brainer. I love, love, love, the location for night life, when I can put the keys away, as I seem to be the chauffeur and I do enjoy some "smart cocktails",,,this way,,we are close to nightlife and restaurants. Thanks for your input.

I'm missing something I guess, as I don't get why you haven't already booked it. Is the 650 CAD is in addition to your regular maintenance fee, and you normally can get something cheaper than that or you don't have to pay anything extra at all?

Lol carol,, no you are not missing anything,,,I am going to book,,sorry didn't make myself clear. I am always worried about our "newbies" that we bring each time we come. so I was just looking for info on the 3 bedrooms,,,location of them, etc. I fully understand the deal in front of me....I have till after supper tonight to book,,,just ran it by hubby, but he is driving so hasn't responded,,,but he will go for it, he keeps saying royal palm is so close to everything,,,he loved the two bedroom. and, to boot, we just found direct flights out of toronto for round 650.00...so that is totally awesome, it's meant to be!!! and...no....no extra fee on top of that....sorry forgot that part....

A very good deal on air also. If you enjoyed the 2 bedroom you should really like a 3 bedroom regardless of floor location.

I do not think that when no one would be listed with RCI so it would possibly be the three-bedroom at the other end of the building on the ground floor. As JD said there is also a three bedroom above the lobby right over the pool area and then the one on the sixth floor but that's a penthouse so I don't know that that would go for that price. I believe that they consider the unit above 101 also a three-bedroom but I have not seen that unit for years so I am not sure how it is set up.
