Boucharda is correct. Villas are a great property. And Newer. Enjoy plenty to do within walking or short ride of property. :duh

Is this your first time to SXM?

As far as the Villas, relatively new there, all nice units except that I hope that you don't have a studio. The studios have only a dorm sized fridge, which is hard to keep enough drinks in to keep one appropriately hydrated. The balcony is pretty small also. Since you're in October, if you're in a studio, you might check to see how much more it would be to upgrade, if you rented from the resort, as I figure they will not be full then. The area has lots of great restaurants, there is also the casino at the resort, and Red Piano, which has great music in the evenings. Enjoy your stay!

Just got back from there. The villas are gorgeous. Bob appetite has a great breakfast. It's across from the red piano. Buckaneer bar is right next to the villas. Awesome burgers. The red piano is alot of fun but doesn't get hopping until after 10pm. Hope you have a great time and happy anniversary. Oh... the are starting renovations on the marina building next month so you expect some inconvenience as its right next door. Also, the have a great sunset cruise for $15pp if this interests you book as soon as you get there as it fills up quick.

There are at least 5 restaurants within walking distance. Every one was very good except the marina level cafe, Alexanders, I believe, meh, It was 2:45, they closed at 3 and served our lunch in styrofoam. They said the dishwahser went home and nobody was there to do the dishes

Alexanders is upstairs above Bon Appetite. Always good local food at a reasonable price.

Alexanders also has a marina level location for breakfast and lunch only. It's sort of in front of the sales office, outdoors. We've not eaten there. We do like the upstairs location for dinner.

nothing is above Bon Appetite except the tennis courts, Leagle49, you got it right, in front of the sales office. Bon Appetite is very good.

Alexanders is directly above Bon Appetit in the same building, at least it was last time I was there. Great food!

Yes they are. You have to go up the side stairs and Alexanders are directly above in the same building.

It's right next door on the east side of the Villas. Just a narrow walkway with stairs separating them.

I don't doubt there will be some disruptions, but should not be major. I would think by October, the heavy construction (gut job) should be over. We were @ SBR in early October while they finished the Beaumontia building, and aside from the hurricane, construction was relatively quiet, as they were painting and putting in furniture. The Marina building is a bigger project, but even so, they only work from 7a-3p.

Hi..Thanks for the reply..I spoke to the operations manager of The Villas yeaterday and he told me all the outside work that may cause some noise will be completed sometime in June...October will be the last phase of the renovation where they will be focusing on putting in furniture..bedding..and taking care of the last details of renovating the suites..the plan is to have the building ready to go by the beginning of November 2015

That's great news. They are starting the F building the week after carnival next year. Interesting point..they are still deciding if they will renovate or knock down and rebuild.

I n our opinion, The Villas have the best view on the island if you like action. Airport, mega yachts entering lagoon, tour boats, just a lot of fun to watch.Huge drawback is La Bamba noise. Not sure if it is as bad in off season.Hopefully some day soon they will tear La Bamba down and but in something nice,

Hi there..I picked The Villas as I was able to trade into there...The reviews I read were very encouraging..My wife and I liked the location very much as Simpson Bay seems to have calm water for swimming and the Simpson Bay area seems to have many restaurants within walking distance. We plan on renting a car so we can see the island..We are very much looking forward to visiting St.Martin.. P.S. The views look absolutely stunning smile

I like La Bamba. I think it is a fun place, and would miss it! But then, we are "up the hill" and are not bothered by any noise. (Score one for the B-building! )

I would be more concerned about the noise from construction during the morning and afternoon than i would be about loud music and partying and the sounds of people having a good time at night..my wife and i enjoy sitting on the balcony and having a few drinks at night..the music might be entertaining..after all it is a vacation...lol

This island is famous for its food. Here are web page of restaurants: http://www.sxm-restaurants.com/ . The web page includes a map that will show you the restaurants near the Simpson Bay resort.

Our favorite restaurants in the Simpson Bay area are Pineapple Pete’s, SkipJacks and the Yacht Club. There are numerous restaurants in the Simpson Bay area like the Stone, Hideaway, Greenhouse, and Lee’s that are also good. For lunch, the Buccaneer Beach Bar (BBB), right below the Simpson Bay resort, probably has the best burger at the best prices. They also have nightly specials and good ribs.
There is a good bakery in Simpson Bay, Zee Best, for breakfast and lunch. We go to Zee Best for breakfast.

Enjoy your trip.

Zee Best makes excellent Hollandaise for their Eggs Benedict, however they use bacon, ask to sub ham. The only negative about BBB is the bartender refused to serve us tap water. She said the owner would fire her. I asked is he would fire you for losing $50 in lunch business? We were still ordering beers, just wanted to sip on water first. BTW, we drank tap water everywhere and it was very good.
